What do you need to know?
How to use the mapping platform

- Uncheck all checkboxes on the left
- Find your block of land on the map using your mouse or using the ‘Find a Parcel’ function below the map where you can search by your street address, Lot and DP or Assessment Number.
- Open the drop-down menus for the ‘DRAFT Proposed LEP 2022’ and ‘Current LEPs (combined)’
- And compare your block, when you check different checkboxes
- View the "DRAFT Land Use Tables" to compare your property, in the "Background Documentation" section.
For example: If you compare “DRAFT Land Zoning (LZN)” with “Land Zoning (LZN)” and your block doesn’t change colour, there is no zoning change on your block.
Why are we seeking feedback from the community on these plans?
Snowy Monaro Regional Council needs to harmonise, review and update the current Bombala, Cooma-Monaro and Snowy River Local Environmental Plans (LEPs) into one comprehensive plan covering the whole Snowy Monaro Local Government Area.
They are out of date and no longer meeting the needs of our changing community.
Why are they changing?
The Local Strategic Planning Statement 2020 (LSPS) made clear the Snowy Monaro needs revised plans that:
- Encourage environmental sustainability and connection to heritage
- Support growth and change
- Protect the capacity of productive rural land
- Provide efficient, safe and sustainable infrastructure
To create the new LEP that meets all of these objectives, we need to revise the draft Rural Land Use Strategy and the draft Settlements Strategy
Once created, the new LEP will be assessed by the NSW Government, as the set of rules that control all development in the Snowy Monaro region.
What is the draft Rural Land Use Strategy?
The draft Rural Land Use Strategy aims to balance the interests of agriculture and tourism in the region while protecting the environmental values that exist in the region. You can find more detail in the information sheet.

What is the draft Settlements Strategy?
The draft Settlements Strategy aims to put in place the right planning controls to ensure the Snowy Monaro’s towns, villages and settlements provide the right mix of housing and employment to sustain the region into the future, while protecting its natural assets. The strategy looks at six towns specifically, a number of villages, employment land and housing land. You can find more info in the information sheet.

How do the two strategies relate to the Snowy Monaro Regional Local Environmental Plan?
Both strategies contain the background and analysis that inform the draft LEP. Any changes that arise from the work done in preparing the two strategies, will be captured in the LEP when it is submitted to the NSW Government for assessment.
